When Can a Landlord Enter a Rental Unit in BC?

Landlords in British Columbia must respect tenants’ right to quiet enjoyment. To enter a rental unit, landlords must provide written notice at least 24 hours but not more than 30 days in advance, stating the date, time (between 8 a.m. and 9 p.m.) and reason for entry. Tenants may verbally consent to entry sooner, but they are not required to do so.

Valid Reasons for Entry

Common reasons include inspecting the condition of the property, completing necessary repairs or maintenance, or showing the property to prospective buyers or tenants. Entry must be reasonable and non‑intrusive.

Exceptions to the Notice Requirement

A landlord may enter without notice in emergencies to protect life or property, with an RTB arbitrator’s or court order, or if the unit has been abandoned. Landlords cannot lock tenants out and must not interfere with their right to quiet enjoyment.
